When is the best time of year to paint the outside of a house in Melbourne?
Spring and autumn usually suit exterior painting best, as hipages' exterior painting guide notes, because paint needs mild, dry weather to go on and dry properly. Haymes advises against exterior painting below 10°C, above 35°C, in wind, or with humidity over 85%, and its exterior paint data sheet says not to apply it if rain or dew is expected within 24 hours. Winter is possible on mild, dry days, but the Bureau of Meteorology's average 9am temperature at Laverton (1946 to 2010) is about 8 to 9°C from June to August, so working days are shorter.
How many coats of paint do walls need?
Most walls need two topcoats, plus a sealer undercoat on new plasterboard. Haymes says two coats are always needed to build a paint film thick enough for durability and washability, and strongly recommends a wallboard sealer. Its exterior paint data sheet calls for at least two coats, or three on bare timber, with a tinted undercoat under bright or deep colours. Coats affect both the price and how well the finish holds up, so check how many each quote includes.
Which paint finish should I use on walls, doors and trims?
Low sheen is the usual choice for living areas and bedrooms, with semi-gloss or gloss on doors, trims and window frames, and a flat finish on ceilings. Haymes notes that the lower the gloss and the darker the colour, the more scuff marks show, and suggests a satin acrylic or oil-based finish for high-traffic areas like hallways, with enamel where scrub resistance matters most. Outside, Haymes recommends semi-gloss or high gloss for timber trims, doors and windows, and low sheen or semi-gloss for weatherboards, gutters, fascias and most masonry.
Why is my paint peeling or bubbling?
Peeling and bubbling usually mean the paint has lost its grip on the surface underneath. Common causes are moisture getting in behind it, painting over dirty, chalky or glossy surfaces without proper preparation, water-based paint going straight over old enamel, and painting in the wrong weather. Haymes' data sheets call for a tape adhesion test on old paint: if the tape lifts it, all the old coatings have to come off, which on weatherboards means scraping and sanding back to bare timber. If the house was built before 1970, have the paint tested for lead before anyone scrapes or sands it.
Can you paint over cracks in render?
Fine hairline cracks can usually be filled and painted as part of normal preparation. Haymes' exterior paint data sheet says cracks and imperfections should be filled with a suitable filler, sanded smooth and dusted down before painting. Wider cracks, or cracks that keep coming back, can be a sign the wall is moving, and paint won't fix that, so it's worth getting a builder's opinion first. I fill and patch as part of a paint job, but I don't do plastering, so bigger render repairs need a plasterer.
Can you paint over mould on a bathroom or laundry ceiling?
Not straight over it: the mould has to be treated and removed first, or it tends to come back. Haymes' kitchen and bathroom paint data sheet says to treat mould with a mould remover and remove every trace before painting, and Taubmans recommends a mould-blocking primer under the topcoat in damp rooms. Mould in bathrooms and laundries usually comes from damp and humidity, so good ventilation, such as an exhaust fan that's actually used, matters as much as the paint. In a rental, Victoria's minimum standards say rooms must be free from mould and damp caused by or related to the building structure.
Can face brick be painted?
Yes, face brick can be painted, but it's a long-term decision because getting painted brick back to bare brick is difficult. Haymes' exterior paint data sheet says to pressure wash brick and let it dry, then apply a masonry sealer before the topcoats, and Haymes notes a sealer stops the topcoat soaking in unevenly. If your home is in a Heritage Overlay, a heritage control in the planning scheme, painting an unpainted surface such as face brick needs a planning permit, so check your property's overlays with your council or on VicPlan first.
My house was built before 1970. Could it have lead paint?
It could: the Better Health Channel says lead paint was used in many Australian homes before 1970, and WorkSafe Victoria notes it may now be covered by newer paint. WorkSafe advises testing the paint before work on pre-1970 buildings, using wet methods instead of dry power tools, and HEPA-filtered vacuums for clean-up. Better Health says pregnant or breastfeeding women and children under five shouldn't be in work areas, and EPA Victoria says to assume there's lead in the soil around a house painted before 1970. Whoever you hire, ask how the paint will be tested, prepared and cleaned up.
Do I need owners corporation approval to repaint the outside of my unit or townhouse?
Often, yes, because owners corporation rules can restrict exterior colours and require written approval first. Consumer Affairs Victoria says the rules can include restrictions on the colour, painting or finish of lot exteriors, and prior written approval before alterations to building exteriors. Lot owners must also keep their lot's exterior in good and serviceable repair, with an appearance that doesn't affect other owners' use and enjoyment. Read your owners corporation's rules, ask whether there's a colour palette, and get any approval in writing before booking a painter.
