Commercial Painting across Melbourne's western suburbs

Hi, I'm Martin del Rio, the owner and hands-on painter behind Unlimited Painting & Coating. When your premises need a fresh, professional finish, the last thing you want is a painter who slows your business down or leaves a mess where your customers can see it. I paint offices, shops, cafes and strata common areas right across Melbourne's western suburbs, and I plan every job around your trading hours so your doors stay open and your team keeps moving. Whether it's a single office repaint or a full shopfront refresh, you deal with me directly from the first walkthrough to the final coat, and every surface is finished with Australian-made Haymes Ultra Premium Paint.

Commercial painting services I offer

No two commercial spaces are the same, so I take the time to understand how yours is used before I lift a brush. From tired offices that need a lift to retail shopfronts that have to look sharp for every customer, I deliver clean, hard-wearing finishes inside and out. Here's the kind of commercial work I take on across Melbourne's west:

  • Office repaints and fit-out painting, including walls, ceilings, doors and trim
  • Retail shops, shopfronts and showrooms that need to look their best
  • Cafes, salons and other customer-facing hospitality spaces
  • Strata and body corporate common areas such as foyers, hallways and stairwells
  • Real estate and rental turnovers between tenants
  • Exterior facades, fences and rendered walls

Painting that works around your business

Downtime costs you money, so I keep disruption to a minimum. I plan the work around your trading hours and can do it in stages, area by area, so your business keeps trading while the work gets done. I protect floors, furniture and stock with drop sheets, keep the site tidy as I go, and pack down properly at the end of every day so your space is safe and presentable. You'll always know what's happening and when, because you deal with me directly.

Long-lasting finishes with Haymes Ultra Premium Paint

Commercial spaces take a beating. High foot traffic, constant cleaning and busy hands on walls and doors all take their toll, which is why I only use Haymes Ultra Premium Paint. It's Australian-made, tough and washable, so it holds its colour and shrugs off scuffs and marks far longer than a budget product. It's also low-VOC, meaning low odour and far fewer fumes when I'm painting a space your staff and customers are still using. Prep is where a finish is won or lost, so I fill, sand and prime properly before the first topcoat goes on, and the result is a surface that still looks smart years down the track.

Frequently Asked Questions

What types of commercial premises do you paint?
I paint commercial premises across Melbourne's western suburbs, including offices, retail shops and shopfronts, and other business premises. Filling, patching, sanding and priming are part of the job. Quotes are free and there's no obligation: call or text 0424 338 506, text photos of the space, or email info@unlimitedpainting.com.au.
How much does commercial painting cost?
Commercial painting is priced job by job, because area, height, access and preparation vary so much between premises. The main things that move the price are the wall and ceiling area, access equipment for high areas, the condition of the surfaces and how much patching they need, the number of colours and coats, doors and trims, and whether the work has to fit around your trading hours. Quotes are free: call or text photos to 0424 338 506.
Do I have to repaint at the end of a commercial lease?
It depends on your lease's make-good clause, which sets out what you must restore when you leave. For retail leases, the Victorian Small Business Commission says tenants must return the premises to their original condition, which typically means removing the fit-out and repairing damage beyond fair wear and tear, and both parties should have copies of the original condition report. Check whether your lease also mentions repainting, get the landlord's required colours and finishes in writing, and get legal advice if the wording is unclear.
What does make-good painting usually involve?
Make-good painting usually means returning the walls to the landlord's original finish once your fit-out, signs and fixtures are removed. That typically involves filling screw and anchor holes, sanding and spot-priming the patches, then repainting walls, and sometimes ceilings, doors and trims, in the colours the lease or landlord specifies. Agree the scope with the landlord before booking, take dated photos before and after, and leave time before the lease ends. Filling, patching, sanding and priming are part of my paint jobs.
Who pays to repaint a strata building in Victoria?
The owners corporation (Victoria's name for a body corporate or strata) pays for common property, and owners generally look after their own lots. Consumer Affairs Victoria says the owners corporation must repair and maintain the common property, while lot owners must keep the exterior of their lot in good and serviceable repair. Which walls count as common property depends on the plan of subdivision, so check the plan or ask your owners corporation. A lot owner must not repair or alter common property, such as a shared hallway, unless the owners corporation expressly authorises it.
How does an owners corporation approve and pay for a repaint?
It depends on how the owners corporation is set up. If it has a maintenance fund, Consumer Affairs Victoria says paying from the fund for an item in the maintenance plan needs an ordinary resolution at a general meeting, while an urgent item that isn't in the plan needs a special resolution. Larger owners corporations (tiers one and two) must have a maintenance plan and a maintenance fund, and the plan covers major capital items over the next 10 years. Check your owners corporation's plan and rules, or ask its manager if it has one.
